Finance, buy, and manage with a local team
Whether you live in Beijing, Berlin, Delhi, Dubai, Paris, São Paulo, Toronto, or elsewhere outside the United States, Arta can help you explore a California home or income-property purchase. We coordinate financing, acquisition, and potential post-sale support around your goals.
The challenge
Buying across borders can involve unfamiliar lending standards, ownership and tax questions, time zones, and local property decisions. Arta provides a consistent point of contact and explains the steps and parties involved so you can make informed decisions.
Financing options to review
Some foreign-national programs may consider verified legal identity and seasoned funds in place of standard U.S. income documentation. A scenario may call for at least 25% down, closing costs, and six months of reserves for payments, property taxes, and insurance. Interest-only structures may be available for qualified borrowers. Requirements and approval depend on the property, lender, funds documentation, and underwriting; additional information may be required.
From property search to closing
We begin with your goals and financing review, then can coordinate property selection, due diligence, negotiations, and closing with the relevant licensed professionals. Where needed, we can help coordinate U.S. banking and introductions for entity formation. Account opening and legal structure depend on the financial institution and your own counsel.
Support after the purchase
Depending on the property and a separate management agreement, we can discuss tenant relations, maintenance, rental accounting, and management fees. We can help arrange introductions for insurance, building warranties, tax preparation, and accounting through appropriate providers. Coverage, fees, services, and availability are confirmed in their own agreements.
Our working process
1. Consultation: discuss property and ownership goals. 2. Financing review: assess identity, available funds, property, and lender requirements. 3. Banking and structure: coordinate with qualified institutions and advisors if appropriate. 4. Acquisition: work through search, due diligence, negotiations, and closing. 5. Ongoing support: agree on any property management or referral services separately.
Why consider California?
California offers a range of residential and income properties and communities with international ties. Appreciation and rental returns are uncertain, and property costs, taxes, insurance, vacancies, and local rules should be evaluated with your advisors before you buy.
Can I qualify without standard income documents?
Some programs use alternative documentation, but the lender must verify identity, funds, property details, and other eligibility. The 25% down payment and six-month reserve figures are examples for discussion, not a standing offer.
Are interest-only payments possible?
They may be available under certain programs. Ask for a written comparison of payment changes, total interest, and repayment obligations.
Can you help with insurance, an entity, banking, or taxes?
We can coordinate introductions and practical steps. Insurance providers, banks, attorneys, accountants, and other specialists make their own decisions and provide their services under separate terms.
Does buying property grant U.S. residency?
No. Purchasing U.S. real estate by itself does not grant immigration status. Investment-based immigration programs have separate requirements; speak with a qualified U.S. immigration attorney before relying on any pathway.
